Most of British Columbia doesn't think of lock corrosion as a maintenance item. On the Semiahmoo Peninsula, it is.
Properties within roughly one kilometre of Boundary Bay, Semiahmoo Bay, and the White Rock waterfront sit in a persistent salt-air environment. The Marine Drive strip, the beachfront apartments above the promenade, the homes on the bluff — all of them face accelerated oxidation on any exposed metal hardware. Deadbolt cylinders corrode from the inside out. Spring mechanisms stiffen before the finish shows visible rust. A lock that looks fine from the outside can be seized internally, and the failure usually comes at the worst time: late at night, mid-winter, when nobody is expecting it.
What actually fails first. The cylinder plug is typically the first casualty — zinc and brass alloys used in mid-range deadbolts absorb chloride ions and begin pitting within two to three years at close coastal range. Schlage B-series and Kwikset 980 deadbolts hold up reasonably well if lubricated annually with a dry PTFE spray. They do not hold up when owners skip maintenance for three or four years, which is the norm, not the exception. Cam mechanisms in knob locks and lever handles go earlier.
Replacement cadence versus inland. Inland Surrey, Langley, Burnaby — outdoor residential hardware typically needs replacing on a ten-to-fifteen-year cycle under normal wear. Within a few blocks of the White Rock waterfront or the Crescent Beach inlet, a realistic cycle is four to eight years for the cylinder and sometimes less for the full lockset if it's a low-grade unit. We see this consistently. It's not a sales pitch; it's what the work order history looks like.
What we recommend for coastal installs. Grade 1 deadbolts with solid brass cylinders outperform zinc-body units at the coast. Stainless steel strike plates and hinges matter too — galvanic corrosion accelerates when dissimilar metals sit in contact in a salt-air environment. For exterior doors with direct ocean exposure, marine-grade padlocks (ABUS 83/55 stainless or equivalent) are worth the premium. Yes, measurably. Hardware within a kilometre of Semiahmoo Bay or Boundary Bay degrades two to three times faster than equivalent locks installed inland. The cylinder is usually the first failure point — it seizes before the exterior finish looks obviously corroded. Annual PTFE lubrication extends the life; ignoring it means a seized deadbolt is likely inside five years on a coastal property. If your lock is more than six or seven years old and sits on a waterfront or bluff-facing door, it's worth a free assessment before it fails at an inconvenient time.

A rekeying changes the internal pin configuration so that previous key holders — contractors, past tenants, cleaning services, family guests — can no longer access the property. The existing hardware stays in place; only the cylinder internals change. It takes under an hour per door for most properties. If you manage seasonal rentals and do not rekey between every turnover, you don't know who currently holds a working key to your property.
