The Semiahmoo Peninsula is a compact but surprisingly varied stretch of coast. At sea level, Marine Drive and the Promenade run past the actual White Rock — the painted boulder that gives the city its name — connecting East Beach and West Beach in a walkable beachfront strip. Above the bluff, Johnston Road and the Five Corners intersection form the uptown retail and café core, surrounded by hillside residential streets. North Bluff Road (16th Avenue) runs east–west as the spine connecting White Rock to the broader South Surrey plateau. King George Blvd and 152nd Street carry most of the traffic north toward the municipal boundary. The beach strip along Marine Drive is one of the most recognisable stretches of coastline in the Lower Mainland. The White Rock Pier — the longest pier in Canada — draws visitors year-round, and the surrounding blocks hold a dense mix of oceanfront condos, low-rise apartment buildings, and restored character homes perched on the bluff face. The salt air is genuinely hard on lock hardware here: exposed deadbolts and door closers wear faster than they do further inland. Residents on Johnston, Martin, Vidal, and the cross-streets between the Promenade and the bluff are well within our primary zone. We reach this area quickly from the uptown side.
Five Corners — the junction of Johnston Road, Russell Avenue, and George Street — is the commercial heart of White Rock. Independent shops, restaurants, and service businesses line Johnston Road from here south toward the waterfront. The residential streets radiating off this core are a mix of 1960s–1990s single-family homes, newer infill, and smaller strata buildings. North Bluff Road just above carries a string of retirement and care communities alongside owner-occupied bungalows and ranchers. Rekeying after a property sale or senior move is one of the most common jobs we do in this part of town.
The Semiahmoo area west of 152nd Street takes in Semiahmoo Mall and the surrounding retail corridor, as well as the quieter residential streets that stretch toward the peninsula tip. Semiahmoo Bay and the views toward Blaine draw retirees and long-term residents who own well-established homes. Strata townhome complexes are common here, and we frequently handle post-move rekeying and smart lock upgrades for newer residents settling into the area.
Ocean Park runs along 24th Avenue and the streets east of 128th toward the ocean, known locally for the 1001 Steps trail down to the beach. Single-family homes, some original mid-century cottages and some newer builds, make up most of the housing stock. Crescent Beach and Blackie Spit at the south end of Mud Bay are genuinely scenic — the small beach community here has year-round residents in bungalows and seasonal users in cottages, with properties that sometimes sit vacant for months and benefit from smart lock remote access. The plateau above White Rock has seen significant residential development over the past two decades. Grandview Heights along 168th Street is a high-density mixed corridor of strata townhomes and mid-rise condos with young families and first-time buyers. Morgan Creek and Rosemary Heights are planned communities with large-lot executive homes, quiet cul-de-sacs, and a strong owner-occupier culture — lock changes and security upgrades on move-in are routine here. Elgin–Chantrell south of the Nicomekl River is older, larger-lot residential with mature trees and established homes. Sunnyside sits along King George Blvd and the 128th Street corridor. Hazelmere, the easternmost area in our coverage zone, is rural residential — acreage properties on quiet road allowances where response logistics matter and we still deliver.
